Dubai: Wellness is no longer a bonus – it’s becoming a dealbreaker for UAE homebuyers. A new nationwide survey of over 1,000 residents reveals a striking trend: 9 in 10 UAE residents say a healthy home environment is a top priority, with more than 80% willing to pay extra for properties designed to support wellbeing.

The findings, commissioned by developer R.Evolution via YouGov, show how priorities have shifted from space and finishes to health-focused features like clean air, filtered water, natural light, and access to greenery. This transformation is particularly visible in cities like Dubai and Abu Dhabi, where real estate demand is increasingly shaped by wellness considerations.

What luxury means in a Dubai home

According to the survey, 92% of respondents consider indoor air quality “extremely” or “very important,” while 93% feel the same about having access to purified water. Nearly 90% of UAE residents now place a high value on natural light and fresh air. And for many, luxury now means having access to calm, green spaces rather than just glossy finishes.

In fact, three out of four participants prefer homes with nature-inspired designs – think indoor plants, natural materials, and views of greenery. This shift is part of a broader move toward so-called "longevity real estate" – homes built not just to house people, but to actively support their long-term health.

Wellness amenities now matter more

It’s not just design that counts. Wellness-oriented amenities like spas, meditation rooms, and fitness spaces are influencing purchase decisions. Two-thirds of respondents (68%) said such features were important to their living experience, with male respondents showing slightly higher preference than females.

While the concept of “longevity real estate” is still new to some, 1 in 2 respondents said they’re already familiar with it – and nearly half reported they would be extremely likely to spend more on homes that support physical, mental, and emotional wellbeing.

Conscious choice for sustainable living

The findings point to a growing mindset shift – particularly in Dubai – where residents are now aligning lifestyle choices with sustainability and self-care. For many, buying a home is no longer just about investment or location, but about creating a sanctuary that nurtures both body and mind.

It’s a trend developers are beginning to respond to. Projects focused on sustainability, cleaner environments, and energy-efficient systems are gaining attention – especially among younger buyers and health-conscious families.

As more UAE residents prioritise intention over indulgence, the real estate market is starting to reflect these values. Homes that promote better air quality, lower chemical use, and green architecture may soon become the standard rather than the exception.
